Engineers attending your property may operate independently or through subcontracting companies arranged by Boiler Health. While we work hard to partner with reliable professionals, repair warranties or workmanship guarantees may sometimes be subject to the attending engineer's own terms.
Customers may request cancellation of services before work begins.
Refunds may not be available once an engineer has been dispatched, diagnostic assistance has been provided, repair work has started, or a service has been completed.
If applicable, any cancellation or administrative charges will be kept reasonable and fair.

SYBD is our digital record-keeping system designed to help homeowners and landlords store, track, and manage all boiler-related documentation in one secure place.
Your boiler data is stored securely and can be accessed anytime through your Boiler Health account. SYBD helps ensure you never lose important paperwork and always have proof of maintenance when you need it.
CYBH is our online boiler health analysis tool that allows you to assess the condition of your boiler and heating system from anywhere, at any time.
CYBH is designed to give you peace of mind by spotting early warning signs. It is not a substitute for a physical inspection by a Gas Safe registered engineer, but it is a valuable first step in protecting your home.
Our Boiler Breakdown Cover is designed to provide support and assistance for your boiler and the essential parts contained within the boiler unit inside your home. We aim to help arrange repairs and restore heating and hot water services as quickly as possible in the event of a breakdown.
We provide support when your boiler stops working or fails to operate correctly while situated inside your property. This includes sudden mechanical failures, ignition faults, and complete loss of function that prevents heating or hot water production.
All essential components housed within the boiler casing are included. This covers the heat exchanger, burner, fan, pump, valves, sensors, ignition system, and control board — provided they form part of the sealed boiler unit.
We cover the repair or replacement of standard factory-fitted parts and internal mechanisms that are integral to the boiler's core operation. This includes manufacturer-standard components only; aftermarket or non-standard modifications are excluded.
Our priority is to restore your heating and hot water services. We will arrange engineer attendance and necessary repairs to bring your boiler back to working order as quickly as possible, subject to parts availability and appointment scheduling.
Where a valid claim is accepted, both the labour cost of the attending engineer and the replacement parts required are covered in accordance with our Terms and Conditions, subject to eligibility, fair usage limits, and any applicable service restrictions.
All parts and components are covered only where stated under our Terms and Conditions and subject to eligibility, fair usage, and service limitations.
If your boiler is assessed as beyond economical repair ("BER"), we may arrange a replacement boiler. Where the boiler is more than 10 years old and considered beyond economical repair, you may be eligible for a replacement boiler contribution scheme where you will only be required to pay £999 towards the installation and replacement cost, subject to property suitability, availability, existing system condition, our engineer or subcontractor assessment, and Terms and Conditions.
The replacement offer may include a standard boiler installation only and additional works may incur further charges if required.
Our Central Heating System Cover provides support and assistance for components connected to your heating system that are located outside the boiler but within your home.
We cover support for traditional open-vented heating systems where feed and expansion tanks are used to maintain system pressure and water levels. This includes tank-related faults, ball valve issues, and overflow problems affecting heating performance.
Temperature regulation devices that manage how hot your system runs are covered. This includes thermostatic control units, temperature limiters, and sensors that ensure safe and efficient operation of your central heating.
Pressure relief valves, pressure gauges, and automatic filling loops that maintain correct system pressure are included. Faulty pressure controls can cause system shutdowns and are addressed under this cover.
Standard panel radiators used for space heating within your home are covered for leaks, valve failures, and connection issues. We arrange repairs to restore heat output and system balance where possible.
Both thermostatic radiator valves (TRVs) and manual lockshield valves are covered. This includes stuck valves, leaks from valve tails, and temperature control failures that prevent individual radiator regulation.
Visible pipework that connects the boiler to radiators, cylinders, and heating controls is covered for leaks, corrosion, and joint failures. Pipework must be accessible and within the property boundaries.
Vented and unvented hot water cylinders that store heated water for domestic use are covered. This includes immersion heater faults, cylinder leaks, and thermostat failures within the cylinder unit.
Time clocks, digital programmers, and smart heating controls that schedule your heating are covered for electrical faults, display failures, and programming issues that prevent automated operation.
The central heating circulation pump that moves hot water around your system is covered for mechanical seizure, electrical failure, and noise-related faults that affect water circulation throughout the property.
Room thermostats, wired and wireless temperature sensors, and smart thermostat units are covered for calibration drift, communication failures, and complete unit malfunction that affects heating control.
We provide assistance in relation to breakdowns affecting the operation of your central heating system, helping restore heating functionality where possible.
Our Plumbing Cover provides support and assistance for sudden and unexpected plumbing issues within your home.
Internal pipework carrying heated water from your boiler or cylinder to taps, showers, and appliances is covered for leaks, bursts, and joint failures that affect hot water delivery throughout your property.
The supply pipework delivering cold mains water to your property is covered for leaks, pressure drops, and connection faults within the building boundaries. External supply pipes are excluded.
Any accessible internal pipework showing signs of leakage — including pinhole leaks, joint seepage, and corrosion-related weeping — is covered for repair or replacement to prevent water damage.
Kitchen, bathroom, and utility room taps are covered for dripping, seized handles, cartridge failures, and base leaks. Both mixer and pillar taps are included, excluding designer or specialist fixtures.
Toilet blockages caused by household waste or minor obstructions are covered for clearance and restoration of normal flushing function. Blockages caused by foreign objects or structural defects may be excluded.
Internal flush valves, syphons, buttons, and levers within the toilet cistern are covered for mechanical failure, incomplete flushing, and continuous running that wastes water and affects usability.
The toilet cistern tank itself is covered for cracks, inlet valve failures, and seal deterioration that causes leaks between the cistern and bowl or onto the floor.
Any sudden and unexpected internal water leak originating from covered plumbing components is addressed to minimise damage and restore normal water supply and drainage function.
Our aim is to help reduce inconvenience and arrange assistance for plumbing-related emergencies affecting normal household use.
Our Drainage Cover provides support and assistance for certain drainage and waste pipe issues affecting your home.
Pipework carrying waste water from sinks, basins, baths, showers, and appliances to the external drainage system is covered for blockages, leaks, and joint failures within the property.
External soil pipes, waste stacks, and rainwater downpipes that are physically attached to and serve your property are covered for blockages, cracks, and disconnection from the main drainage run.
The collection of pipes, gullies, and traps that form your property's drainage network are covered for operational failures that prevent waste water from leaving your home correctly.
Blockages within internal drainage pipework caused by household waste, grease build-up, or minor obstructions are covered for clearance using appropriate drainage equipment and techniques.
Older properties with traditional clay or pot-based drainage materials are covered for fractures, root intrusion at joints, and collapse of these specific pipe types where accessible.
We may arrange assistance for blockages or drainage issues that prevent normal household use.
Our Electrical Cover provides support and assistance for certain electrical faults within your home.
Standard domestic power outlets, including single and double sockets, are covered for faults such as no power, loose connections, burn marks, and intermittent supply issues that affect safe everyday use.
Wall-mounted light switches, dimmer switches, and pull cords are covered for mechanical failure, loose terminals, and switching faults that prevent lights from operating correctly.
Ceiling roses, pendant fittings, spotlights, and standard internal light fixtures are covered for wiring faults, fitting failures, and supply issues. Bulb replacement is not included.
Security and safety lighting mounted at ground floor level on the exterior of your property is covered for sensor failures, wiring faults, and fitting damage that affects operation and home security.
This cover is intended to assist with sudden electrical faults affecting normal household operation and safety.
We provide support and assistance where your home becomes unsafe or insecure due to an emergency situation.
If you are locked out due to lost keys, broken locks, or emergency damage, we will help coordinate access solutions so you can re-enter your property safely and securely.
Where doors, windows, or entry points have been damaged and cannot be secured, we arrange emergency boarding, temporary locks, or other measures to protect your property from further risk.
After incidents such as forced entry, storm damage, or accidental breakage affecting doors and windows, we help arrange immediate repair or securing of compromised entry points.
We coordinate temporary security solutions including boarding, padlocks, and temporary glazing where appropriate, until permanent repairs can be completed by qualified tradespeople.
Home Security Assistance is intended for emergency situations only and may be subject to service limits, contractor availability, and Terms and Conditions.
